With the way new homes are being built today a home inspection is a must. The home builders have every intention of building you a great home but unfortunately they have to rely on the sub contractors, this is were the problems start.
The subs are under constant pressure to get the homes done so they have to hire a lot of unskilled laborers.
Now the people building your home are building them so fast that there are lots of mistakes being made. These mistakes are not being fixed, they are just being covered up.
The Arizona Registrar of Contractors enforces a 2 year warranty period on all newly built homes in the state of Arizona. From the time you take possession of your new home the builder must take care of problems that occur with that home for 2 years.
That's why it's so important to have an inspection done on your home whether It's new or old. This way you know what you are getting into before you purchase it or the warranty runs out. Then your not faced with thousands of dollars in repairs.

Why Should I Have My New Home Inspected::
When you hire Steel City to do your inspection I will inspect your home for major and minor deficiencies and report my findings to you in a detailed report that is easy to understand.
A lot of problems that I find are in the heating / air conditioning and roofing systems.
Pictures shown below are problems I have run across over the years.
With electricity prices on the rise, restricted airflow can be a costly problem, it can shorten the life of your unit and cost twice as much a month to operate.
Poor air flow in rooms could be a result of open seams in your supply lines allowing air to escape into the attic.
Inexcusable workmanship with torn up supply runs and a missing furnace cover plate
Here are some common Roofing issues I run into.
Loose moter packs and poorly cut tile could lead to water damage in the home
Loose rake caps, this could fall off and hurt someone, open seams on the porch leads to blistering and water damage
Improperly installed flashing around plumbing vents
All roof problems could lead to this. These poor people didn't realize they had a slow leak until it was too late.
In this section you have seen some of the areas of the home that are inspected. I hope it helps you decide whether you should or should not get your home inspected.
